P&Z Approves Second Storage Building at George’s Norfolk Garage

The Planning & Zoning Commission (P&Z) at its Feb. 10 meeting unanimously approved George Auclair’s application to add a second storage building, with specific conditions, to the commercial site he owns at 330 Greenwoods Road East across the street from his garage. P&Z postponed discussion of other zoning regulations it had been considering, including camps and family compounds; junk and unregistered vehicles, and amendments to accessory dwelling unit regulations. Auclair, owner of George’s Norfolk Garage, built a storage barn at 330 Greenwoods Road East in 2022 to store his equipment and vehicles waiting to be serviced and damaged vehicles waiting for inspection by an insurance adjuster. Auclair was represented at P&Z by his agent, Michael Halloran, who described the plan to build a 50 feet by 80 feet building next to the existing 50 feet by 100 feet building and parallel to Route 44. The site is across the street from the garage owned and operated by Auclair.
Prior to consideration by P&Z, Auclair needed a variance from the Zoning Board of Appeals (ZBA), which was granted on Jan. 8. The ZBA variance was like the one granted in 2022 and permitted the building to be 50 feet closer to Route 44 than the zoning regulations would otherwise allow. P&Z unanimously approved the new building, including outdoor parking spaces for 10 vehicles and one oversized parking space. One of the conditions of approval was that leasing parking space on the property is prohibited. The Family Dollar tractor trailer parked at the location from time to time over the past several months was a matter of concern to P&Z members. P&Z also required that the tree line providing screening to the property must be maintained.
